 How will a home inspection benefit the buyer?
  An inspection assures the homebuyer that home is in good condition. Since the home purchase is normally the largest single investment of a lifetime, it just makes good sense to pay a relatively small fee for a knowledgeable seasoned home inspector.
  A real estate agent can not determine the condition of the property for you. That responsibility is the buyer's. A licensed home inspector inspects homes daily and knows what to look for regarding the mechanical and structural aspects of the home. The home inspector is also unbiased toward the home and, therefore, can give an objective observation of its condition.

How will a home inspection benefit the seller?
  Before listing your home with a real estate agent, have a home inspection completed by a professional. A thorough inspection will provide you with a checklist of items, both major and minor, that can be repaired. Also, estimates may be provided to the seller's agent before you put your home on the market.
  Buyers will appreciate a seller's willingness to disclose information through a neutral third party. The seller's inspection will also remove the element of surprise when the buyer has his own inspection completed. Transactions move smoother, faster and with less hassle for all parties involved. A completed inspection report also instills confidence and trust in the seller.


If the home has been appraised, do I still need an inspection?
  Yes. An appraisal is not an inspection. An appraiser is looking for value, not condition of the structural and mechanical systems of the home. The buyer will seldom even see the appraisal report since it is usually sent directly to the mortgage company handling the loan.

If we purchase a new home, should we still have an inspection?
  Although a new home is inspected by city or county building inspectors for codes and local ordinance requirements, it is advisable to have your own inspection performed independently. The government officials will not operate the mechanical systems of the home and will only give a cursory look at the structure. The buyer should be present at the inspection to learn how the new home works internally.

What does the inspection cover?
  The inspection must, at a minimum, inspect to the Standards of Practice mandatory by law from the North Carolina Real Estate Board. However, these standards are minimums and a prudent inspector will probably perform a more thorough inspection than the standards require. The inspection will include the foundation, structure, electrical, plumbing, appliances, heating and air conditioning. Optional items that may be inspected (for an additional fee) are: gas lines (visual only), swimming pools and sprinkler systems.

How do I arrange an inspection?
  The buyer normally orders and pays for the inspections completed on the property. Your REALTOR will not tell you whom to hire, but will arrange the time, open house and keep you posted. Inspections require one to three hours. Prices start at $300 and up.
  The buyer is encouraged to be present so the inspector can demonstrate how the house-hold equipment works and can explain any problems. Your inspector is a gold mine of home operation and maintenance information.
  Your inspection should be done after the contract is negotiated, but prior to closing. The seller is not obligated to make repairs until after loan approval. Also, if an inspection is not done within the time frame specified in the contract, you may lose the right to request repairs from the seller.


What should I look for in an inspector before hiring one?

  Your inspector should be licensed, have an extensive construction background, experience as a building inspector, good client references, and a favorable report from the Better Business Bureau. Check his certifications and professional affiliations. Ask for a list of satisfied customers. Does he specialize in the types of inspections wanted and has he pledged himself to a professional code of ethics? Compare repair rates and be sure to get receipts for all completed work.
